THE DIFFERENCE between us and other mortgage professionals is that we complete your financing transaction
in-house. From the first initiation of contact we offer Free Assessments, then we review carefully all the details
of the financing requirement with the client. We then pre-underwrite and complete all financing submissions in-house, then send the completed submissions our investment groups that act as Lenders. We do not send your Private and Confidential information to other Agents to obtain Mortgage or Business loan approvals. Since 1989 we have operated in this manner, and a lot of our business is from professionals that have not been able obtain an Approval. From these referral - abandoned deals we usually close on almost all the files what we chose. Where approval is needed to send the transaction to another Principal Broker, we obtain same in writing first by seeking the clients approval.
We work as directly with the client or their chosen professionals as needed throughout the entire transaction. We
conduct our review and placement under the highest degree of discretion and Privacy. All analysis, preparations,
cash flows, reports and submissions preparation are prepared by us for our clients. The Commercial lending
markets have changed considerably since 2008 and this aspect we openly discuss with all our clients.
One of the main reasons for failure to place a loan is the cause of the Agent or the clients professional advisers do not understand the scope or magnitude of what they are attempting to do . One of the most important components that is mostly over looked is the establishment of a working " Time Frame " . We have found in almost every circumstance that other Professionals do not and cannot set a restricted time - table schedule to work within. They do not have the experience or ability to manage the deal to closure within a set - time - frame. Financing transactions have to managed in this manner. This system of strict management is employed in every transaction that we are involved in.
Commercial mortgage or business loan transactions have a much higher test of professional conduct and experience than typical Residential transactions which are primarily managed in-house through the Lenders computerized loan submission system.
Since 1989 we have reviewed over 4000 files, we have seen just about everything in every business sector and close
on many very difficult loan placements.
REGARDLESS, of the difficulty or size of the transaction we manage file to closure and execute all necessary responsibilities in-house, within established and set time frames.
